Skanska Property Poland: Signs new lease contracts for Green Horizon in Łódź

Skanska Property Poland has concluded six lease contracts for office and retail space in Green Horizon complex in Łódź. The largest of these were with SouthWestern and Medicover Group.

SouthWestern, a company offering business processing and customer service solutions, will take up nearly 2,100 sqm in the Green Horizon B building, which is currently under construction. Cushman & Wakefield, a leading global real estate services firm, advised in the transaction. SouthWestern’s operations centre in Łódź was established in 2007. The company’s new headquarters will now be located in Green Horizon.

“We’ve been in Łódź for 6 years but we were on the lookout for attractive state-of-the-art offices in a central location with excellent transport links and facilities for our employees and clients with potential for expansion in the future. Green Horizon ticked those boxes but also went much further. Access to high speed, high capacity broadband is essential to our business but so also is having resilient systems and with two independent power supplies, business continuity is assured. Because the buildings are built to the highest environmental design and operated by intelligent management systems they are also cost efficient to run. We are a vibrant, innovative company and our headquarters has to reflect that. We believe Green Horizon does that and we are very much looking forward to moving into our new home in May”, said Jim Costello, CEO of SouthWestern.

Medicover Group, another new tenant, will also move into Green Horizon B, where the company is going to open its medical centre. Medicover has leased over 650 sqm. The presence of a clinic in Green Horizon will be a great asset for those employed in the office complex. The company has its medical centres also in other buildings developed by Skanska.

Contracts have also been signed for a number of business units located on the ground floor of the complex. Getin Noble Bank (175 sqm) is to set up its branch in Green Horizon B, whereas branches of BNP Paribas (150 sqm) and PKO Bank Polski (150 sqm), as well as a canteen, opened in the recently completed building A.

„Green Horizon is an exceptional project on the Łódź market, enjoying great interest from tenants due to a number of merits, including excellent location and energy efficient systems, ensuring tenants savings. This is confirmed by the leasing success of the recently opened building A, as well as by the fact that advanced negotiations with further tenants are already underway,” said Arkadiusz Rudzki, Leasing and Asset Management at Skanska Property Poland.

Previous contracts were concluded with Infosys BPO Poland (building A), PwC  and Skanska S.A. (both companies will have its offices in building B). On 12 December 2012, the first building in the Green Horizon complex was officially opened. Its main tenant, Infosys BPO, has already moved in. Green Horizon A is managed by Cushman & Wakefield. Advanced work is underway on the second phase of the investment, which is scheduled for completion in May 2013.
