SwedeCenter would like to inform you about the fact that Brama Portowa I in Szczecin was granted LEED certification. The implementation of a number of solutions which ensure high standards of the working environment and ration energy consumption guaranteed the developer the LEED Gold certification.

Brama Portowa is the first commercial building in Szczecin which has successfully undergone the certification procedure.  Brama Portowa II is waiting for a similar certificate.

Among environmentally friendly solutions used, particular attention should be paid to an innovative and energy saving ventilation system which supplies fresh air with parameters exceeding the permissible standards by 30%.  A very significant advantage of the system is free cooling in the spring and autumn seasons. Further, the systems guarantees silent operation of equipment and by the same it increases the comfort in office space.

In traditional buildings we often come across the “hot island” effect, which in Brama Portowa was solved by the use of a white membrane as a kind of roofing.  If reflects the sun, owing to which the building is not heated up. A similar role is played by a layer of silver, which covers the windows on the building sides exposed to the sun. The protective layer protects against excess heat in the interiors.  Further, a large number of windows ensures optimal daylight access. All windows are tilt windows, which is not usual in such buildings.  

The green nature of the building is emphasized by underground battery charging points for electric and hybrid cars which allow drivers to charge batteries in such cars. In the garage there are also dedicated parking spaces for bicycles as well as showers and locker rooms for bikers.

A comprehensive office waste and garbage segregation system is in place in the building.  Interestingly, waste segregation was already conducted at the project execution stage.  The developer also made sure that some of materials to be used were produced in the recycling process, and in particular a significant part of the components were recovered as a result of recycling and reuse.

The use of the above-mentioned technologies and environmentally friendly solutions guarantees comfortable and user-friendly working environment and makes it possible to reduce building operating costs recoverable from the tenants.
A complex of two independent office buildings called Brama Portowa, located in the center of Szczecin at Brama Portowa Square, was completed in 2012.  The investor, developer and manager of the project is SwedeCenter, forming part of the Inter IKEA Group.
