Cushman & Wakefield Polska Sp. z o.o.: The logistics and trade industry continues to dominate warehouses

Record level of almost 5 million sq m. achieved total demand for modern warehouse space in 2020 in Poland. The logistics / CEP (34%) and commercial (17%) industries had the largest share in its structure. E-commerce companies have leased almost 10% of total demand, according to a summary published by the international consulting firm Cushman & Wakefield.

In 2020, the largest share in the demand structure, as in 2019, was recorded by two industries - logistics / CEP (34%) and trade (17%). They were driven by the growing consumer demand for FMCG products, electronics and household appliances, as well as furniture and home furnishings.

Companies specializing in the e-commerce industry remain very active, which in 2020 leased almost 10% of the total demand. It is worth emphasizing that this result does not reflect the entirety of the demand created by e-commerce. Companies from various industries (especially retail and chain stores) are intensively developing a multi-channel sales strategy, thus increasing the demand for logistics services and various types of warehouse space, including logistics centers for domestic and cross-border distribution and projects dedicated to "last mile" logistics . The estimated share of e-commerce, in various forms, already exceeds 1/3 of the demand. Its important sources are also light production (12%) and the automotive industry (6%). The companies representing the above-mentioned industries were the most severely affected by the negative effects of the pandemic, limiting production processes in the first phase of the crisis. However, they gradually return to normal activities. The global trend of electromobility and investments related to the expected reorganization of the global supply chain may help rebuild and develop the potential of these industries in the coming years.
