AAG Retail Q4 2022

The end of the 2022 year for retail real estate in Poland was marked by a rise in inflation and the various consequences that followed it, increases in energy prices and the effects of the war in the Ukraine. Analysis of shopping behavior showed that Poles have not turned their backs on e-commerce, the trend for shopping in retail parks continues, and discount brands are pushing harder and harder into the market. 2023 year will be marked by, among other things, modernization of older facilities and growing popularity of mixed-use developments.
At the end of 2022, there was about 15.7 million sqm of retail space in Poland, including 410,000 sqm that were delivered to the market in the last 12 months. During that time, the largest building, which debuted on the market, was the Karuzela center in Kolobrzeg (30,000 sqm).

AAG Office WAW Q4 2022

The year 2022 on Warsaw office market was supposed to bring the long-awaited stabilization after more than two years of turbulence related to the COVID-19 pandemic. Russia's invasion of Ukraine changed the situation dramatically, and the market entered a new phase of uncertainty. Geopolitical tensions, the energy crisis and a shift in central bank policy have resulted in growing fears of a global recession. However tenant’s activity in 2022 recorded one of the highest results in history. Throughout 2022, the gross demand for offices amounted to 860,000 sqm, which is close to the record levels in 2018-2019.

AAG Office REG Q4 2022

At the end of Q4 2022 Poland’s regional cities overtook Warsaw in terms of existing office stock. Office take-up in the regions for 2022 as a whole was over 600,000 sqm, of which more than 170,000 sqm was transacted in Q4 alone. 2023 looks set to be a year of rising occupational costs, strong negotiations and taking steps to ease increases. Another major factor will be the impact of the hybrid work model on the new office reality.

AAG Investment Q4 2022

The Polish commercial property market has reconfirmed its status as an investment hotspot despite the one-year-long war in Ukraine, the runaway inflation and the global economic turmoil. In 2022, total investment transactions reached over EUR 5.8 bn, an increase of EUR 100 m on the previous year’s volume. Offices reclaimed the position as the top-performing sector after two years. Investment volumes for 2023 is predicted to remain on a par with last year and the long-term transactional activity to be driven by the billions of euros that Poland is likely to receive from the EU’s budget.
